The project, launched in 2018, includes over 500 apartments in 2, 3, and 4 BHK formats. Prices at launch ranged from ₹1.5 crore to ₹2.5 crore. Many buyers say they invested their life savings here, only to face repeated delays.
Several protesters shared videos on social media, warning potential buyers to look into the status of older projects before booking new ones.
The company has denied neglecting the project. A spokesperson said they are in "regular touch" with homeowners and that the Occupation Certificate (OC) application is in its final stages. The OC is expected by August 2025.
On the access road, the company said it had already handed over the section within its licensed land to authorities. The rest of the road, they added, falls under the government's responsibility. An alternate 24-metre road currently provides entry to the site.
In recent years, Haryana RERA has taken a stricter stance on project delays, sometimes freezing a developer's bank accounts for non-compliance.
The National Consumer Disputes Redressal Commission (NCDRC) has ordered refunds and compensation in similar cases. The Supreme Court has also labelled one-sided builder-buyer clauses as an "unfair trade practice," giving buyers a stronger legal position.
Gurugram is one of Godrej Properties' most competitive markets. Protests and negative headlines can hurt sales in new launches. Investor sentiment can also be affected, especially if delays become a pattern.
Still, the company continues to market new developments. Projects like Godrej MSR City are drawing attention for their design and planned infrastructure. Timely completion of such projects could help restore confidence.
